Foreign Citizens Who Can Legally Buy Property in Turkey

    All citizens of the countries listed below can legally own a real estate in Turkey due to reciprocity principle and are liable with the same rights / procedures as all the Turkish citizens. Presently a new law is pending which may allow this list to open up to other countries in the near future. We will update the list if/when this happens.

Procedure for buying a property


1-Once you have decided to buy a property, you will be required to pay a deposit (usually 10%), 1000-2000 pounds (sterling), is payable after signing the sales contract and the balance when you return to your home country.

2-You will need to provide a copy of your passport and 2 passport size photos to let us start the official paperwork.

3-The copies of your passport, the title deed and the other official papers showing the location of the property will all be sent to Army Headquarters in Izmir for offýcýal confýirmation that the property is not within a military zone. (This process takes 6-8 weeks).

4-You are required to get a tax number and also set up a bank account as this is the best way to transfer funds both in and out of the country and also is ideal for arranging direct debits for utility services, insurance, etc.

5-Please make sure that when transferring funds to purchase a property, you have to put your full name as sender on the Bank Transfer Documents.

6-You have two choices to have the official steps work properly. Either give a Power Of Attorney to a Lawyer/Solicitor (which will cost you extra about 1 % of the property value) or to Osmis property services (no extra charge) in order to follow the legal and financial paperwork on your behalf

7-When all the papers return back, you will be required to come to Turkey in order to complete the payment and transfer the Title Deed on to your name.
